MASTER COMMUNITY SERVICE CHARGES GUIDE
WHAT ARE THESE CHARGES?
Service charges are your share of the cost of works and services provided to the master community at Al Mouj Muscat. The levy is charged to recover the costs incurred in providing services and covers costs for cleaning, landscaping, water features, lighting, insurance, reserve fund, maintenance of infrastructure including roads, beach, parks, play areas etc.
WHAT ARE THE MAJOR SERVICE CHARGE ITEMS?
Security services play an important role in providing protection to people, property and assets, including guard and patrol services, prevention of unauthorised activity or entry, traffic regulation, access control, and fire and theft prevention.
Day to day cleaning of all common areas, including roads, walkways, beach, parks, kids' areas.
WASTE COLLECTION AND PEST CONTROL
We provide the collection and disposal of waste services across the community as well as pest control for common areas.
REPAIRS, MAINTENANCE AND IMPROVEMENTS
Includes the day to day maintenance, repair or replacement of mechanical equipment, plants and machinery, water tanks, firefighting equipment, and civil works related to the common areas.
Maintenance to all grass areas, trees, shrubs as well as irrigation lines. Also, covers seasonal planting of flowers, plants, weeding, fertilization and replacement of lawn areas and plants. The cost of providing water for irrigation is also included in the service charge.
RESERVE OR SINKING FUND
Costs are allocated for the long-term life cycle planning and maintenance of the buildings and assets.
Generally covers all common area assets, facilities and amenities, including parks, roads, walkways etc.
UTILITIES AND LIGHTING
Payment of cooling charges for any enclosed areas, rest rooms as well power requirements for street lighting, machinery, plant rooms etc.
Professional community management services, including the administration of service charge budgeting, issuance, collection, accounting and community customer services. This also covers financial auditing, third party consultancy, legal expenses, banking fees and charges.

The Master Community Levy forms part of your quarterly service charges. It is apportioned and charged as per the Build-Up-Area of the residential Common Owners Group i.e. apartments, townhouses and villas as well as non-residential entities – e.g. retail areas and hotels (charged at a higher zoning factor). Al Mouj Muscat, as the developer is also billed
for their fair share of costs.
